How do I submit an application to rent a DRS property?

You can submit an online application to rent a property through our realty property management Baltimore service. In order to submit an online application, you will be required to pay a processing fee of $40. You can pay by credit card, debit card or check. Once you complete the application process, our team will contact you within a few hours to review your application. You can also apply to rent a property by calling us and we can take your application over the phone.

Where is your office located? Can I meet you at the office?

Due to the nature of our work, we work from remote locations, but always available to take your calls. If you need to get in touch with us regarding your application, rent deposit or any other important work at our physical office, then you can book an appointment to meet us.

Do you charge a Security Deposit and a Move In fee?

Yes, we charge a flat security deposit and a non-refundable move in fee. As compared to other real estate management Baltimore services, our security deposits are priced at extremely low rates. The fact that we offer a non-refundable move in fee also helps keep the security deposit relatively low. You can pay your security deposit and move in fee online through a link that you’ll receive once your rental application is approved.

What do you look for in a rental application?

Some of the factors that play a major role in influencing our decision to approve a rental application include; income, credit, employment history as well as references. But, this does mean that we will turn you down as a potential tenant due to a limitation in any of these spheres. On the whole, we look at the bigger picture while qualifying tenants for our rentals.

How much time will it take to process my application?

Usually, it takes us 4 to 24 to process a rental application. There are also cases in which we approve an application on the spot. Ultimately, the process period will depend on how complete your application is at the time of submission. Therefore, it is quite likely for your process time to extend, if more information is needed.

What do I need to do after my application for lease is approved?

Once your application is approved, you will receive your rental agreement via email for review and electronic signature. You must read the entire rental agreement carefully, and even call us to answer any of your questions. After you sign the electronic lease agreement, you will receive your first month’s rent statement via E-Pay. Now all you need to get the keys to your rental apartment is to simply pay your first month’s rent and security deposit from your iPhone, iPad or laptop and get set to move in.

What is the duration of the lease-term?

Generally, most of our leases have a one year term. Once the initial lease term nears end, it will automatically continue on a monthly basis. 3 month, 6 months and 9 months leases are available at a premium price.

Are there any limitations concerning the number of residents living in one rental apartment?

Yes, there are certain regulations concerning the number of people residing in different DRS apartment rentals. We permit only 2 residents in any efficiency, one bedroom unit and in any bedroom under 120 sq ft. Similarly, we permit only one occupant in any bedroom under 100 sq ft.

Are pets allowed in a DRS property?

Yes, pets are allowed in most of our rental properties. Dogs weighing less than 60 lbs are allowed, and you cannot keep more than 2 pets in one property. Residents with pets are required to have a minimum liability insurance of $300,000. Pet owners need to pay a monthly pet rent of $20, along with a $250-$300 partially refundable pet deposit, excluding the deductions for damage to the apartment at the end of the lease term.

Can self-employed candidates or students qualify to rent from DRS?

Yes, both can qualify to rent from DRS by fulfilling certain qualifications. If you are self-employed, you need to present your recent tax return or three month’s bank statements. Students applying for our rentals require providing their bank statements, copy of new hire letter or third party funds to give proof of their income. Similarly, third party will also need to qualify fulfilling our rental requirements.

How, when and where do I pay the rent?

You need to pay your rent on the 1st of each month via ClearNow Services or E-Pay. At lease signing, we will sign you up for ClearNow, which is a free service ensuring timely payment of your rent through checks or savings account. You can also pay through E-Pay on the online portal which has a small $3 fee.

What utilities will I be responsible for as a DRS rental resident?

Our DRS rentals offer units with hot and cold water. Utilities that you’ll be responsible as a resident include; cooking fuel, heating fuel, electricity, cable and telephone depending on the apartment. Review the Rentals page and see the utilities you would be responsible for.

When and how do I get utilities put in my name?

It’s best that you get in touch with your concerned utility services at least 3 days before moving into your new home, and make sure to put essential utilities in your name to avoid any delays. The phone numbers for many of the utilities can be contacted here.
